What is UAD 3.6? 

UAD 3.6 is the latest version of the Uniform Appraisal Dataset developed by Fannie Mae and Freddie Mac to modernize residential property appraisals. It replaces multiple legacy forms (e.g., 1004, 1073) with a single, dynamic Uniform Residential Appraisal Report (URAR) designed to adapt based on property type and inspection level. 

The Uniform Residential Appraisal Report (URAR) is a data-driven, conditional format, displaying only relevant fields to reduce clutter and improve clarity. It leverages structured XML aligned with MISMO v3.6, enabling standardized data collection, enhanced automation, and seamless integration with lender systems.
