UAD 3.6: The Change Our Industry Needed

What’s Changing and Why It Matters?

Beginning September 8, 2025, the rollout starts with a Limited Production Period. Lenders can submit UAD 2.6 or 3.6 reports, with broad production extending through November 1, 2026. From November 2nd next year, UAD 3.6 becomes mandatory.

But this isn’t just a form change, it’s a full-scale data evolution including:

  • Condition and quality now split into interior/exterior fields

  • Conditional sections will appear only when relevant

  • Structured adjustments will create cleaner comparisons

  • GSE compliance logic will be embedded directly into the format

As of June 4, 2025, Fannie Mae and Freddie Mac have both issued updated policy guides to support the transition.
