AVMs are most reliable for properties in data-rich markets with strong comparable sales and typically standard residential properties in suburban or urban markets. They're most commonly used for refinances, HELOCs, portfolio monitoring, and PIW/ACE eligible originations. Complex, unique, or rural properties with limited comps are better suited to a desk review or full appraisal. Our cascade model helps you identify which product is right.
