Disaster Inspections
When FEMA Declares, the Clock Starts on Every Loan in the Area
125 disaster declarations a year in the US, on average.
Every declared disaster puts the loans in its footprint on hold until someone confirms the collateral is still sound. When FEMA designates a Presidentially-Declared Major Disaster Area eligible for Individual Assistance, Opteon's inspectors document each property's condition against the pre-disaster appraisal and deliver an independent, compliant report. Loans in process can move forward, and loans on the books can be accurately risk-rated.
Not sure if a property falls inside a declared area? FEMA keeps a public list of current declarations by state and county. Our team can help confirm whether an address is affected and which inspection format your investor requires before you order.

Built for the Days Right After a Declared Disaster
A single hurricane or wildfire can put thousands of properties in question within days, and each needs an answer before closing, funding or a servicing decision can move forward. Opteon monitors FEMA declarations as they're issued, then mobilizes inspectors across the affected area once the incident-end date makes an inspection valid. Most assignments start as an exterior-only check of roof, siding, foundation, windows and grounds, with an interior inspection added if anything visible suggests damage may extend inside.
If an inspection finds damage, the report includes a repair estimate and can point you to next steps, including whether a fuller review or full appraisal makes sense.
Whether you're clearing a loan in process, meeting an investor's disaster-area requirement before purchase or checking collateral across a servicing portfolio, our process supports:
Coverage that scales to the footprint of the declared area, not a fixed territory
Automated quality checks before a report reaches you
Reporting formatted for GSE, FHA, VA, and private investor review
Full visibility into order status, from request to completion
Photo evidence tied to every area of the property inspected
Clear "damaged / not damaged" findings, with repair estimates when needed
Fast turnaround so closings and fundings aren't left waiting on the queue
