A Value You Can Rely On
From 1 July 2027, capital gains tax on investment property changes. A defensible, independently verified valuation, backed by valuers who know your local market, puts you in the strongest position.
A formal valuation by a qualified valuer is considered more reliable by the ATO, particularly under a new tax framework.

Why the date matters
1 July 2027
The earliest a valuation can be dated under the new legislation is 1 July 2027. Valuations completed well after that date become more expensive and less accurate the more time that passes.
An inspection can take place before the valuation is completed. There is no way to bring the date forward, but there is a way to plan around it.

What Could a Valuation Save You in Tax?
The ATO formula evenly apportions your property gain over your ownership period. An independent valuation gives you the real number and typically delivers a far more favourable split. Use this tool to compare both scenarios.
Independent, ATO-recognised
No valuation obtained
The ATO formula assumes your property grew in a straight line over your entire ownership period, so it allocates gain evenly across time regardless of when growth actually occurred. Australian property markets don't work that way.
An independent Opteon valuation establishes your property's actual market value at 1 July 2027, grounded in real comparable sales evidence. If more of your property's growth occurred before that date, which is typical in a rising market, a valuation captures that, moving more of your gain into the pre-2027 period where the 50% CGT discount applies. The ATO formula would understate that earlier growth and leave you with a higher tax bill.
This calculator provides indicative estimates only and does not constitute a property valuation or tax, financial or legal advice. The results are based on information entered by the user and assumptions incorporated into the calculator, which may not reflect your individual circumstances. Please seek independent advice from a qualified accountant, financial or legal adviser before acting on any result generated by this calculator. An Opteon valuation provides an independent assessment of market value prepared by a qualified valuer and is tailored to the specific property and circumstances being assessed.
What Investors Ask Us
Why can't I use an online estimate for CGT?
Automated online estimates are generated from models & data alone and are not prepared or signed by a qualified valuer. For a tax position that may be reviewed, you need a valuation that the ATO consider reliable.
What is an Accredited Valuer and why does it matter?
An Accredited Valuer is a qualified professional, who completes tertiary education and is registered by the industry body to prepare formal valuations. Their assessment is independent and defensible, which is what gives a valuation weight when it is relied on for tax purposes.
I rented my property out years ago, can you do a retrospective valuation?
Yes. A retrospective valuation assesses the property's value as at a specified past date, using market evidence from that period. It is a common requirement where a cost base needs to be established.
Does CGT apply to my investment property or main residence?
Capital gains tax generally applies to investment property. A main residence is usually exempt, though partial liability can arise where the property has been rented or used to produce income. Confirm your position with your tax adviser.
I have a property in an SMSF. Do I need a valuation?
What is a desktop update and do I need one?
A desktop update revises an existing valuation using current market evidence, without a further inspection. It is used where a valuation was completed earlier and the figure needs to reflect a later date, such as after 1 July 2027.
