What is a property valuation?

A property valuation is an independent, formal opinion of a property's market value on a specific date, prepared by a qualified valuer. Unlike an agent's appraisal, a valuation is supported by documented comparable sales evidence, follows professional valuation standards and is prepared for a stated purpose, such as lending, tax, family law or financial reporting. Opteon's network of more than 500 valuers covers 98% of Australian postcodes. 

What does a property valuer actually do?

A valuer inspects the property and records its land, improvements, condition, zoning and any risks such as flooding or contamination. They then research comparable sales and rental evidence and apply the right valuation method. That is usually direct comparison for homes, capitalisation or discounted cash flow for income-producing property, and specialised methods for development sites or rural land. The valuer then forms an independent opinion of value and documents the reasoning in a report. 

What's included in a property valuation report?

A typical report includes:

  • the property's title details, land area and zoning

  • a description of the improvements and their condition

  • the comparable sales relied on and how they were adjusted

  • market commentary and the valuation method used

  • risk ratings

  • assumptions and qualifications

  • the market value and the date of valuation

It also states the purpose of the valuation and who is entitled to rely on it. Commercial reports add lease and income analysis. Development reports may include "as is" and "as if complete" values.

How much does a property valuation cost in Australia?

 The cost depends on the property type, size, location, complexity and the purpose of the valuation. Opteon offers a range of products tailored to the property, from desktop assessments starting at $119 incl. GST to full valuations starting at $399 incl. GST. Commercial, rural, development and retrospective (backdated) valuations are quoted individually. Mortgage valuations are arranged by your lender, so the fee is set between you and the lender. 

What's the difference between a bank valuation and a market appraisal?

A bank valuation is an independent assessment of market value, prepared by a qualified valuer for a lender and based on comparable sales evidence. A market appraisal is a real estate agent's estimate of the likely selling price range. Appraisals are usually free and used to win a listing or set a marketing price. Bank valuations often come in lower than appraisals because they must be supported by evidence and reflect a property's value as loan security.

How do I choose a property valuer?

Look for these five things:

  • Qualifications: the valuer is a Certified Practising Valuer or API member, and is registered or licensed where state law requires it, such as Queensland and Western Australia.

  • Independence: the valuer has no connection to you or to the transaction.

  • Experience: they have worked with your property type and valuation purpose.

  • Local knowledge: they know the market where the property is located.

  • Suitability of the report: the report will be accepted by whoever needs it, such as a lender, the ATO or a court.

What type of valuation do I need?

The right valuation depends on why you need it. Lenders arrange mortgage security valuations for home loans and refinancing. For tax, SMSF, family law, estate planning or financial reporting, you'll need a valuation prepared for that specific purpose, because each has its own requirements.
